Before you assume the worst, two quick checks are worth thirty seconds:

  • Electric storage systems: check the switchboard. Hot water usually runs on its own circuit, and a tripped breaker or blown fuse is the cheapest "repair" there is. Also worth knowing — many Brisbane homes heat water on an off-peak/economy tariff, so if the tank was drained flat by back-to-back showers, it may simply not reheat until the off-peak window.

Gas storage systems

All are routine repairs for a licensed gas fitter. A yellow, sooty flame instead of a crisp blue one is worth a service call even if you still have hot water — it means incomplete combustion.

Continuous flow (instantaneous) units

These compact wall units heat water on demand and generally last longer than tanks — but they're fussier about flow and ignition. Common complaints are error codes on the controller, water that cycles hot-cold-hot (often a flow sensor or a struggling ignition), and reduced flow from scale build-up in the heat exchanger. Heat pump systems

Queensland's Hot Water Rules — What They Mean For You

Hot water is one of the more tightly regulated corners of Queensland plumbing, and for good reason. Two temperatures matter:

  • Stored at 60°C or above. Water sitting in a storage tank must be kept hot enough to prevent the growth of Legionella bacteria. This isn't optional — Brisbane's warm mains water in summer is comfortable territory for bacteria if storage temperatures drop.
  • Delivered at no more than 50°C to bathroom outlets in homes (45°C in facilities caring for the very young, elderly or vulnerable). The gap matters enormously: at 60°C, skin can sustain serious burns in around a second; at 50°C, the same injury takes minutes — time enough to pull away.

The device that reconciles those two numbers is the tempering valve, which blends cold water into the hot supply on its way to your bathroom. Queensland requires a temperature control device on all new and replacement hot water systems, and tempering valves themselves wear out — most give around five to eight years of accurate service. If your hot water has drifted noticeably hotter or cooler at the tap, the valve is a prime suspect.

Licensing rules are equally clear: hot water work must be done by a licensed plumber, gas systems by a licensed gas fitter, and solar or heat pump installations by an installer holding the relevant QBCC endorsement. It's worth knowing because non-compliant DIY or handyman hot water work can void manufacturer warranties and create genuine safety and insurance problems. Maintenance That Genuinely Extends System Life

Hot water systems are the most neglected appliance in most homes — they live outside or in a cupboard, and they get zero attention until they stop. Three habits change that:

  1. Ease the TPR valve every six months. Lifting the relief valve's lever briefly (carefully — the water is hot) flushes it and confirms it isn't seized. Manufacturers recommend it; almost nobody does it. A seized relief valve is a safety issue, not a nuisance.
  2. Replace the sacrificial anode around year five. Inside every storage tank hangs a metal rod whose entire job is to corrode instead of your tank. Once it's consumed, the tank itself starts rusting. An anode swap is a modest job that can add years to a cylinder's life — easily the best value maintenance in hot water.
  3. Book a service if anything changes. Running out of hot water faster, longer heating times, popping or rumbling sounds from the tank (that's sediment boiling), discoloured hot water, or a creeping energy bill — all are early warnings that are cheaper to address now than after a cold-shower morning.
